Public and private higher education institutions have explored partnerships with private developers and not-for-profit entities to provide upfront capital, address deferred maintenance, implement capital improvements, and deliver property management services that improve the living-learning experience for students. Recently, universities have turned to the 501(c)(3) ownership and financing structure to recapitalize their on-campus housing stock through defeasing the associated debt and providing unrestricted capital to the university to improve its balance sheet and liquidity.
